KN Construction pre-construction process is a proactive approach, addressing key elements that prepare plans and specifications that reflect your dream for your new home or renovation to within your budget. The benefits of spending time in a quality pre-construction process are realized with less confusion during construction, better plans and specifications, value engineering, budget management and cost control.
Transparent Budgeting
The pre-construction process includes budget forecasting and creation. Having a cost estimate prior to your plans being completed is a proactive way of designing to your budget. We see too often plans coming out of consent that cannot be built to the clients budget. Around 30% of consented plans in NZ are not built because of this. Before construction a comprehensive and detailed quotation is submitted, allowing you to make more informed decisions about selecting building materials and internal finishes.Then it is up to you to decide on either fixed price or cost plus margin contract. The choice is yours.

Stringent Project Management
With an accurate budget and a detailed plan forward, your project is ready to start. During the construction process the team is augmented by a dedicated site manager. Between the site manager and the project manager, they will guide the team to build your dream home. Our online project management software, Co-Construct gives you access, whether that is on your computer or using our app on your phone, to see messages, schedule, budget and communication between the subcontractors. This level of dedicated support avoids the difficulties that can arise when subcontractors have no guidance from the general contractor and make decisions on their own. These steps provide a clear path to facilitate the building of your new home.
